What a Roofing Company in Los Angeles Actually Does

A roofing contractor in Los Angeles does four main jobs: roof replacement, roof repair, flat roof work and roof inspection. Demand stays steady here because the housing is old. The median home in Los Angeles County was built in 1965, according to the Census Bureau's American Community Survey, which means many roofs are on their second or third covering.

Water coming in right now? Stay off the wet roof, move what you can and catch the drips, then call (209) 563-1278. Every storm pushes water further into the underlayment and decking, and a ceiling stain means it has already passed both. Our emergency roof leak repair page lists the first steps.

Roof replacement means tearing off to the deck, then installing new underlayment, flashing, drip edge, ridge cap and the roof covering. Roof replacement in Los Angeles fits a roof that is worn across its whole surface. On a job we also check the deck, because rot often stays hidden until the old layers come off.

Roof repair is a targeted fix to flashing, cracked tile, lifted shingles, penetrations or storm damage. Roof repair in Los Angeles is the right call when damage is local and the roof has useful life left. A brown ceiling stain after rain, or dripping in the attic during a storm, means water has already passed the underlayment. Cracked or slipped clay and concrete tile is its own job: tile roof repair in Los Angeles usually means lifting tile to reach the worn underlayment beneath it.

Gloved hands fitting step flashing where a roof meets a stucco wall

Flat and low-slope roofs are common on Los Angeles apartments, additions and mid-century homes. Our flat roofing work covers repairs, replacement, membranes and coatings over a sound roof. Flat roof restoration in Los Angeles means coating a sound, dry flat roof instead of tearing it off. A roof coating can buy a good roof years, but under California's Energy Code a recover or recoat of more than half the roof is generally treated like a re-roof for cool roof purposes.

Roof inspection tells you what you actually have. A roof inspection in Los Angeles looks at the covering, flashing, vents and attic, and customers tell us they get clear answers rather than a sales pitch. One reviewer also mentions drone photos of the work as it happened.

We also handle residential roofing, new roof installation, roof maintenance, roof cleaning and roof permits. That makes us a Los Angeles roofing company for houses, townhomes and commercial roofing alike, and if a job is not one we take on, we will say so plainly.

Why choose us

Why Los Angeles homeowners call Clear Shield

  • Leaks get tested, not guessed

One customer describes a full water test after a leak repair, to make sure the fix held and everything stayed dry.

  • We look past the obvious

Reviewers mention problems they never knew about, including a poorly placed vent, fascia damage and missing bird blocking.

  • Quick when it matters

Customers describe a visit the same night, another within the hour, and a Sunday morning response to a leak.

  • Choices explained

Homeowners say we walked them through materials, colors and pros and cons, so they could decide for their home and budget.

  • Clean sites

Daily cleanup comes up again and again, down to a magnetic roller checking the ground for missed nails.

How Much Does a New Roof Cost in Los Angeles?

Angi estimates roof replacement in Los Angeles at roughly $4 to $12 per square foot, averaging about $8.60, or about $17,200 for a typical 1,700 square foot home (accessed November 2026). Those are market figures, not our price. We price each job after seeing it, and you get that price in writing.

A complete quote separates the lines that move the total:

  • Material and labor: the largest line, set by roof type, size and slope
  • Tear-off and haul-away: more layers mean more labor and more dump fees
  • Decking: how soft or damaged boards get priced if they turn up
  • Underlayment, flashing and drip edge: listed separately, not hidden in a lump sum
  • Permit: the fee, and who pulls it

Compare bids line by line. A lump-sum number hides which line is thin. For more detail, read our guide to roof replacement cost in Los Angeles and how to read a roofing estimate.

What does roof repair cost in Los Angeles?

Roof repair cost in Los Angeles depends on where the leak is, how much flashing has to come off and how hard the roof is to reach, so we do not publish one number. A cracked pipe boot on an easy single-story roof is a small job. Lifting tile to renew underlayment, or replacing soft decking under a valley, is a bigger one. Leak frequency matters too: when repairs on an old roof keep stacking up, the money usually belongs in a new roof. Our guide to roof repair cost in Los Angeles walks through each factor.

How do you compare three itemized roofing quotes?

Get at least three itemized written estimates, then line them up row by row.

Line on the quote What a complete quote says Ask if it is missing
Tear-off and haul-away How many layers come off, and dump fees How many layers are up there now?
Decking How soft boards are priced if they turn up What does each replaced sheet cost?
Underlayment, flashing, drip edge The product and scope for each Is the flashing replaced or reused?
Roof covering The exact product, and whether it is CRRC-listed Does it meet cool roof rules for this roof?
Permit and inspection Who pulls the permit and books the inspection Who signs the closing paperwork?
Cleanup Debris removal and a magnetic nail sweep Who checks the yard for nails?

Quotes that match on these lines compare cleanly on price. A roofer who will not itemize is hard to hold to anything.

Getting the roof you are paying for

California law limits a home-improvement down payment to $1,000 or 10 percent of the contract price, whichever is less, and most customers get at least three business days to cancel a signed contract. Longer periods apply to seniors and disaster repairs. Keep final payment until the work has passed its inspection.

Which Permit and Cool Roof Rules Apply to a Los Angeles Re-Roof?

Most Los Angeles re-roofs need paperwork, and the agency depends on the address. City of Los Angeles parcels go through the Los Angeles Department of Building and Safety (LADBS). Unincorporated parcels go through LA County Public Works Building and Safety. Burbank, Glendale, Santa Monica and every other incorporated city run their own building departments.

Permits. In the City of Los Angeles, replacing a roof generally calls for a building permit, or for eligible single-family homes, a certificate of compliance from a contractor registered with LADBS. Re-roofs usually close with a signed Re-Roofing Certificate of Compliance (LADBS form IN.Form.12). Customers tell us we took care of the permit process, and our roof permit page explains how it works. The Los Angeles roofing permit guide on our blog walks through each path step by step.

Cool roofs. A re-roof is not always a like-for-like swap. Roof replacements in Los Angeles that cover more than half the roof must use a cool-roof-rated product, and the requirement depends on slope and climate zone. The City of Los Angeles has its own rules on top of California's Energy Code. Ask for a product listed with the Cool Roof Rating Council (CRRC), and read more on cool roofing. The state rule sits in Title 24, Part 6 of California's Energy Code, now in its 2025 edition, and the city's sits in the green building chapter of the Los Angeles Municipal Code. Four checks tell you whether the cool roof requirements in Los Angeles apply to your re-roof:

  • Share: more than 50% of the roof replaced, recovered or recoated
  • Slope: low-slope and steep-slope roofs carry different product rules
  • Solar: city rules exempt some roofs with solar, so ask what applies to yours
  • Fire zone: a mapped hazard zone adds Class A rules on top

Keep the itemized invoice that names the CRRC Product ID. The LADWP cool roof rebate needs it, and the federal 25C home-improvement credit ended for property placed in service after December 31, 2025, so do not plan on a tax credit. Our explainer on cool-roof rules for LA re-roofs goes deeper.

Fire zones. Wood shake and wood shingle roof coverings are not allowed anywhere in the City of Los Angeles. The citywide prohibition covers fire-retardant-treated shakes too, with only a narrow exception for small repairs, so an old shake roof gets a new material when it is replaced. Synthetic shake and Class A shingles can keep a similar look. Homes in designated fire hazard severity zones must meet California's wildfire rules, including a Class A roof assembly in Very High zones. See Class A fire-rated roofing for what that means on a canyon or foothill home.

Layers. California's residential code does not allow a new roof over a roof that already has two layers. It also rules out going over tile. We count the layers before anyone talks about an overlay, because a roof tear-off in Los Angeles also lets us see the deck.

Older materials. Some older roofing products may contain asbestos. If we see signs of it, we recommend lab testing before removal. SCAQMD Rule 1403 sets survey and notification rules for regulated asbestos work.

Which Roofing Material Is Best for Los Angeles Homes?

The right material depends on the style of the house, your distance from the coast and how hot your summers run. Asphalt shingles suit most Craftsman bungalows and ranches. Tile suits Spanish and Mediterranean homes. Standing seam metal suits modern homes and low-maintenance owners, and flat roofs need a membrane or coating.

Roof type Best suited to What to watch in Los Angeles
Asphalt shingle Bungalows, ranches, tract homes Choose a cool-rated product where the rules apply
Concrete tile Tract homes, HOA communities Heavy, so confirm the structure. Underlayment wears out before the tile
Clay tile Spanish Revival and Mediterranean homes Fragile underfoot, and matching old tile takes work
Standing seam metal Modern homes, long-term owners Near the coast, specify corrosion-resistant metal and fasteners
Flat roof membrane or coating Apartments, additions, mid-century homes Drainage and seams decide how long it lasts

Customers often ask us to walk them through this. One Google reviewer said we helped them weigh standing seam metal against asphalt shingles for their home and budget. Our roofing materials guide goes through each option, with pages on asphalt shingle roofing, tile roofing and metal roofing.

Which roof suits a Craftsman, mid-century or ranch home?

Start with the house, then check the climate and the rules.

  • Craftsman bungalows: asphalt shingle in a muted color suits the low, wide roofs and deep eaves, and it is light enough for older framing.
  • Spanish Revival and Mediterranean homes: clay tile is the look that belongs. Keeping it usually means renewing the underlayment, not the tile.
  • Mid-century moderns: many have low-slope sections, so a membrane or a standing-seam metal roof often fits better than shingle.
  • Postwar ranches: shingle or lightweight concrete tile roofing, depending on the structure and any HOA rules.

Roof lifespan depends on the material, the slope, attic venting and sun, so treat the manufacturer's rated life as the guide and the roof's condition as the answer.

Local expertise

A roofing year in Los Angeles

Los Angeles is really two roofing climates. Van Nuys averages about 77 days a year at 90°F or hotter, against about 26 downtown and about 5 at LAX, by NOAA's 1991-2020 normals. Valley roofs bake, so shingles dry out and attics run hot. Reflective products and better attic ventilation matter most here.

Westside and South Bay roofs face marine humidity and salt air. Standard fasteners and edge metal corrode faster near the ocean, and rust streaks at the flashing are the first sign. On a Westside quote, look for corrosion-rated fasteners named by type, not just "nails".

Rain comes in short bursts. Downtown averages about 14 inches a year and Van Nuys about 13, mostly from December through March, so a small flashing failure can stay hidden for months and then show up all at once. Santa Ana winds add another test, lifting shingles and tearing at fascia and ridge caps.

  1. Oct–Nov

    Before the rain

Clear valleys and gutters, then check flashing before the first storm.

  2. Dec–Mar

    Rainy season

Most of the year’s rain falls now. Hidden flashing failures show up fast.

  3. Fall–Winter

    Santa Ana winds

Dry gusts lift shingles and tear at fascia and ridge caps.

  4. Apr–May

    Spring check

Look for wind and rain damage, and book planned work early.

  5. Jun–Sep

    Valley heat

Attics bake and shingles age. Good months for re-roofing and vents.

How Does a Roof Replacement Work From Inspection to Final Walk-Through?

A roof replacement with Clear Shield runs in six steps, and you know what comes next at each one.

  1. Inspect. We look at the roof, flashing, vents and attic, take photos and explain what we found.
  2. Propose. You get a written plan that names the tear-off, underlayment, flashing, material and permit.
  3. Prepare. The permit or other paperwork gets settled, along with any HOA approval, and we set a start date around the forecast.
  4. Tear off and rebuild. The crew removes the old roofing, checks the deck, then installs underlayment, flashing and the new covering. If boards need replacing, we show you before doing it.
  5. Clean up. Debris goes with us and the yard gets a magnetic nail sweep. One customer watched Roger come back with a magnetic roller to check the ground a second time.
  6. Inspect and close out. The work is inspected, the closing paperwork is signed, and we walk the job with you before final payment.

What documents close out a re-roof?

Keep these together once the job is done:

  • The building department's final inspection sign-off
  • On City of Los Angeles jobs, the signed Re-Roofing Certificate of Compliance (LADBS form IN.Form.12)
  • The itemized invoice, with any CRRC Product ID
  • Written workmanship and manufacturer warranty terms
  • Your before and after photos

A buyer, an insurer or LADWP may ask for them years later.

Should You Repair or Replace Your Roof in Los Angeles?

Repair when damage is local and the roof is young. Replace when age, repeat leaks and repair cost all point the same way. Four signs lean toward replacement:

  • Roof age: at or past the material's rated life
  • Leaks: in more than one place, or returning after repair
  • Repair quote: approaching a large share of the replacement quote
  • Surface wear: curling shingles, bare spots and granules in the gutters across the roof

Then weigh repair cost vs replacement cost. When the repair quotes on an aging roof start to approach a real share of a new roof, put the money into the replacement. If you are weighing an overlay instead, the layer count decides it first; see tear-off vs overlay.

Hidden leaks deserve special attention in older lath-and-stucco homes. Water runs inside the wall cavity and shows up late, as bubbling paint or a damp patch below the roofline, a brown ceiling stain or a musty attic. Flashing at penetrations and wall joints is the usual entry point. Read our full guide to roof repair vs replacement.

San Fernando Valley roofer, serving all of Los Angeles

Clear Shield Roofers is based at 14526 Sherman Cir in Van Nuys, so as a roofing contractor in the San Fernando Valley we are rarely far from a Valley job. We work across Sherman Oaks, Encino, Tarzana, Woodland Hills, Reseda, Northridge, Panorama City, North Hollywood and Studio City. Over the hill we cover West LA, Sawtelle, Westwood, Brentwood, Hollywood, Silver Lake and Downtown Los Angeles. Beyond the city limits, we serve Los Angeles County and nearby Southern California counties.

What the roofs need changes across our Westside and Valley roofing services:

  • Van Nuys, Sherman Oaks and Encino: 1950s ranch homes on the flats, and hillside homes south of Ventura Boulevard
  • Woodland Hills and Tarzana: west Valley heat that is hardest on shingles and attics
  • West LA and Sawtelle: postwar houses and small apartment buildings with flat roofs, close enough to the ocean for salt air
  • Westwood, Brentwood and Bel Air: hillside and canyon homes, larger tile roofs, and streets near brush where the fire hazard map matters

All of these neighborhoods sit inside the City of Los Angeles, so LADBS rules apply. Nearby independent cities run their own building departments; see roofing in Santa Monica, Culver City, Beverly Hills and Burbank.

Roofing questions from Los Angeles homeowners

What should I check before hiring a roofing contractor in Los Angeles?

Start with a written, itemized scope that names tear-off, underlayment, flashing and the permit. Ask who pulls the permit, see proof of insurance, and ask how decking surprises get priced. California limits a home-improvement down payment to $1,000 or 10 percent of the contract price, whichever is less, so a large deposit request is a warning sign.

Which roofing services do you offer across Los Angeles?

We handle roof repair, leak tracing, full replacement, flat and low-slope roofs, roof coatings, gutters, skylights, attic ventilation and storm damage on homes, townhomes and commercial buildings. Tell us the roof type and what you are seeing, and we will say plainly whether it is work we take on.

How quickly can you get to a roof in Los Angeles?

We book same-day or next-day where the schedule allows, and customers describe visits the same night and even within the hour in Van Nuys. Distance matters across a region this large, so an active leak in the Valley will usually be quicker for us to reach than one in Orange County. Call and we will give you a real time.

Do you work with homeowners, landlords and HOAs?

Yes. Most of our Google reviews come from homeowners, and we also work on townhomes and commercial buildings. Landlords and HOA boards usually need a written scope, a schedule residents can plan around and clear updates while the crew is on site. Tell us who needs to approve the work and we will plan around that.

What does a roofing warranty cover in Los Angeles?

A workmanship warranty covers installation errors, and a manufacturer warranty covers defects in the material. They are separate promises with separate terms. Get both in writing before you sign, and ask how long each lasts, whether it transfers to a buyer and what would void it. We put warranty terms in the written proposal for your job.

Which fasteners and edge metal suit a roof near the coast in West Los Angeles?

Galvanized or stainless fasteners and corrosion-resistant edge metal suit a roof near the coast, because salt air attacks standard hardware. Rust streaks at flashing are the warning sign. How close you are to the ocean changes the right choice, so ask any roofer to name the fastener and edge-metal spec on the quote.

When is the best time of year to replace a roof in Los Angeles?

Any dry stretch works, and Los Angeles has plenty. Downtown averages about 14 inches of rain a year, most of it from December through March, and February is usually the wettest month at about 3.6 inches (NOAA 1991-2020 normals). Late spring through early fall is the easiest window. Winter re-roofs still work when the crew follows the forecast and dries in each section the same day.

Can you get a rebate for a cool roof in Los Angeles?

LADWP residential customers may qualify for a cool roof rebate of $0.20 to $0.60 per square foot, depending on the roof's SRI. You need a CRRC-rated product and must apply within 12 months of purchase. Funding is limited and not guaranteed, so check ladwp.com/crp for availability before you count on it.

Is a Class A fire-rated roof required in my Los Angeles neighborhood?

A Class A roof covering is required in the Very High Fire Hazard Severity Zone, and California updated its local fire hazard maps in 2025, adding High and Moderate zones. California's Wildland-Urban Interface Code took effect January 1, 2026. Class A ratings come from fire tests such as ASTM E108, also published as UL 790. Check your address on CAL FIRE's zone viewer or with LADBS before choosing a material.

What should you do when your roof is leaking right now?

Photograph the damage and note the date, move belongings away, and catch the drips in a bucket. Stay off a wet roof. Tarp only if you can do it safely from the ground or attic, then call us at (209) 563-1278 and send the photos. Those same photos will help if you file an insurance claim.
