Standing Seam Metal Roofing in Los Angeles, CA

A standing seam metal roof in Los Angeles uses long panels joined by raised seams, with the fasteners hidden underneath. It costs more than shingle and has fewer places to leak. It also handles the tie-in where an older roof meets a taller addition better than most coverings. We quote it with the transitions drawn out.

Standing seam is the premium end of metal roofing. For the wider field of options, start from the roofing materials overview. Here we cover only the system with raised seams and hidden fasteners.

How does a standing seam metal roof compare with shingles?

Standing seam is a different kind of roof, not a shingle roof in metal. Long panels run from the ridge to the eave and lock together along raised seams. Water meets seams that sit above the surface instead of hundreds of overlaps.

Standing seam Asphalt shingle
Fasteners Hidden under the panel Nailed through the shingle
Seams Raised, running ridge to eave Overlap courses
Low pitch Often workable Limited by slope
Expected life Often several decades Often 15 to 25 years in LA sun
Install price Higher Lower
Repair style Panel or section Shingle by shingle

Our post on standing seam vs asphalt shingles goes through the trade-offs in more detail, and our asphalt shingle roofing page covers the other side. One Van Nuys customer says they chose between the two with the pros and cons talked through.

When is standing seam the right choice for a Los Angeles roof?

It earns its price in a few situations:

  • A shingle roof at the end of its life on a house you plan to keep for years
  • A low pitch that shingles handle poorly
  • Repeated leaks where a lower roof meets an addition wall
  • A fire-mapped address, where a Class A listing for the full assembly is needed

If you may sell soon or the budget is tight, a good shingle roof is often the better use of money.

What is a concealed fastener metal roof, and why does it matter?

Concealed-fastener means the panel is held by clips screwed to the deck, not by screws through the face. The seam closes over the clip. There are no exposed screw heads to back out as the metal swells in the day and shrinks at night.

Two seam styles are common. Snap-lock panels press together by hand. Mechanically seamed panels are crimped with a tool for a tighter lock, often used on lower slopes. Either way, the clips let the panel float as it moves with temperature. A panel that cannot move buckles or sings in the wind.

Underlayment goes down first, and many standing seam systems use a high-temperature type rated for the heat metal can build up. Fastening rules and clip spacing come from the panel maker's instructions, which we follow.

Where an older roof meets a taller addition

A roof that steps up to a second story is the hardest place on any house. Water running down the upper roof or wall lands on the lower one, and the join has to take it. Standing seam helps because panels are cut and folded to fit the junction, and a counterflashing tucks into or over the wall.

A few details decide whether this holds:

  • Flashing set high enough above the lower roof surface
  • Counterflashing integrated with the wall cladding or stucco
  • Clips and panels sized to leave room for movement at the join
  • A proper end-wall closure, not a bead of sealant

The reverse is a standing seam roof tied into an older shingle or tile section. The join needs its own flashing as well, and the two coverings expand differently. We draw each transition on the estimate.

Does standing seam suit modern and traditional Los Angeles homes?

On a modern house, yes: clean lines and a flat face match. On a ranch or craftsman house, a muted color can work well. On a Spanish Revival house, tile is usually the better match, and many HOA tracts in Calabasas specify concrete tile. Check your tract's design rules before you pick a metal color.

Marine air changes the question. Santa Monica and Marina del Rey are bay-front addresses where salt attacks fasteners and flashing, so metal choice and trim finish matter. Santa Monica and Marina del Rey homeowners should ask for the metal, coating and fastener by name.

How we install a standing seam roof, step by step

What the written scope should list

Ask that the estimate name each of these:

  • Tear-off to the deck, with deck repair priced as its own line
  • Underlayment, often a high-temperature type for metal
  • Clips, panels, trim and closures, by profile, gauge and coating
  • A flashing detail for every wall, chimney, skylight and valley
  • Ridge, hip and eave finishes
  • Cleanup, including a magnetic sweep of the yard

The sequence

  1. Measure each plane. Pitch, valleys, walls and penetrations are mapped, and the deck is checked.
  2. Draw the transitions. Every wall, step and chimney gets a flashing detail on paper.
  3. Strip and repair the deck. Old roofing comes off, and bad boards are replaced.
  4. Lay underlayment and clips. The barrier goes down, then clips in rows to the panel layout.
  5. Set the panels. Panels are cut to length, locked at the seams and trimmed at the edges.
  6. Flash and finish. Penetrations, ridge and transitions are closed, then the roof is cleaned.

What drives standing seam roof cost?

The price follows the metal, the shape of the roof and the number of details. The main factors:

  • Metal type, gauge and coating
  • Seam style, and whether panels are shop-formed or rolled on site
  • Roof area, plus every wall, valley, hip and penetration
  • Layers to strip and the deck repairs that follow
  • Custom flashing at additions, chimneys and skylights
  • Access, haul-away and permit costs

For scale, Angi estimates roof replacement in Los Angeles at roughly $4 to $12 per square foot, averaging about $8.60, or about $17,200 for a typical 1,700 square foot home (accessed November 2026). We price after we see the roof, in writing. A quote that is far cheaper than another usually skips something, such as the underlayment or the transition flashing, so compare what each one covers.

What rules and inspections apply to a standing seam roof?

A standing seam re-roof in the City of Los Angeles runs through LADBS, either by building permit or, for eligible single-family homes, by certificate of compliance. Neighboring cities, including those in the San Gabriel Valley, run their own departments. In unincorporated county areas, LA County Public Works says changing an existing roof to metal needs Department of Regional Planning approval (Building Code Manual 1512). Confirm the rules for your address and name the permit holder in the contract.

Cool-roof rules start once more than half the roof is replaced, and many metal finishes are rated. Wildfire areas call for a Class A assembly, so ask for the listing for the full system. A building inspector may check flashing and nailing before final sign-off, and California's contract rules advise holding final payment until the building department signs off.

Standing Seam Metal Roofing: common questions

How much more does standing seam cost than shingles?

It generally costs noticeably more up front, because the metal, the clips and the seaming are all slower and more exact than shingle work. Put it beside a shingle quote for the same roof, and compare the roof's expected life too. We give both in writing after we measure, so the difference is a number for your house, not a general figure.

Does standing seam suit a traditional home?

It can. Panels come in many colors, and a quiet tone on a ranch house or a craftsman bungalow reads as clean, not industrial. Spanish Revival homes often suit tile better. Broader seams and a muted color suit older designs. An HOA or historic district may limit color, so get approval in writing first.

Can standing seam tie two different roof heights together?

Yes, with careful flashing where the lower roof runs into the taller wall. Panels are cut and folded to the junction, and a counterflashing sheds water off the wall. This detail is where leaks start if it is rushed. We draw the transition on the estimate so you can see what is being sealed.

Is standing seam better than corrugated metal in Los Angeles?

For most homes, standing seam is the better-detailed system. Hidden fasteners mean no screw heads to loosen from heat cycles, and seams are raised above the water line. Corrugated and ribbed panels cost less and suit sheds and some homes, but their fasteners are exposed. We explain both and quote what suits your roof.

Can standing seam go on a low-slope roof?

Often it can, down to pitches that shingles cannot handle, within the manufacturer's stated limits. Seam type and sealant matter more as the slope drops. For flat sections, a different system is usually right, and we say so plainly. We confirm the pitch of each plane before recommending standing seam.

What should a standing seam roof estimate list in Los Angeles?

It should name the metal, the coating, the panel profile, the clip type, the underlayment and every flashing detail. Ask for the seam type and how thermal movement is handled. A line that says only metal roof tells you little. Also ask who is responsible for the permit and how the roof meets the cool-roof and fire rules.
