Permit rules change at every city line, so the pages below explain which agency handles your address and what the roofs there tend to need. Inside the City of Los Angeles, including Van Nuys and the rest of the Valley, see our main roofing contractor in Los Angeles page.

How to use this list

Each county below links to its city and community pages. Each of those pages covers three things: how far the place is from our Van Nuys base by our estimate, which building agency handles a re-roof there, and what tends to wear out first on its roofs. Drive times are estimates, so call for a real time before you count on one.

Which agency handles your roof permit

Who issues your permit depends on where the parcel sits, not on the mailing address.

  • City of Los Angeles neighborhoods such as Sherman Oaks, Encino and Westwood go through the Los Angeles Department of Building and Safety (LADBS).
  • Independent cities such as Burbank, Glendale, Pasadena and Santa Monica run their own building departments.
  • Unincorporated communities, listed as census-designated places on their pages, go through the county: LA County Public Works, Ventura County Building and Safety, OC Public Works, San Bernardino County Land Use Services, Riverside County Building and Safety or Kern County Public Works.

Your contract should name who pulls the permit and who books the inspection.

What changes from region to region

Roofs across this area fail in different ways. Coastal cities from Santa Monica to Huntington Beach fight salt air at fasteners and flashing. The San Fernando, Santa Clarita and Inland Empire valleys bake in summer heat, which dries shingles and cooks attics. Foothill and canyon towns sit near brush, where California's 2025 fire hazard maps and Class A roofing rules matter most. Desert towns in the Antelope and Victor valleys see strong wind and sun, and Wrightwood gets real snow.

How far we travel

The San Fernando Valley and the closer Westside and Verdugo cities are the easiest for us to fit in at short notice. Orange County, the Inland Empire and the high desert are long drives, so we plan those visits ahead and may group nearby jobs. If water is coming in at a far address, cover what you safely can from the ground or attic and call early.

Los Angeles County

Our home county, from the Antelope Valley to the South Bay and the San Gabriel Valley. Permits split between dozens of cities, LADBS and LA County Public Works.

Ventura County

Conejo Valley, Simi Valley and the Oxnard Plain, shaped by the 2017 Thomas and 2018 Woolsey fires and by coastal salt air.

Orange County

Master-planned tracts with same-age tile roofs, where underlayment and HOA rules drive much of the work. Trips here are planned ahead.

San Bernardino County

West-end cities with large warehouse roofs, plus high-desert towns above Cajon Pass. Trips here are planned ahead.

Riverside County

Northwest county only, around Corona, Eastvale and Riverside, where inland heat is hard on roofs.

Kern County

The southern tip only, around Rosamond and Tehachapi, where wind matters more than rain.

Santa Barbara County

The far western edge of our range: Carpinteria only.

Drive times are estimates from our Van Nuys base. Traffic and time of day change them.

Service area questions

Do you travel to every city on this list all year?

We plan around distance. Cities near Van Nuys are the easiest to fit in at short notice. Farther places such as Riverside or south Orange County are booked ahead, and we may group nearby jobs together. Call with your address and we will tell you honestly how soon we can get there.

How do you work out the drive times?

They are estimates from our Van Nuys base. Real time depends on traffic, the hour and which part of the city you are in. Treat them as a rough guide, and ask us on the phone for actual timing, especially if a leak is active.

Do you cover Los Angeles neighborhoods like Sherman Oaks and Encino?

Yes. Neighborhoods inside the City of Los Angeles, including Sherman Oaks, Encino, Northridge, Hollywood and Westwood, are covered on our main roofing contractor page, because they share LADBS rules. The pages here are for separate cities and unincorporated communities.

What if my city is not listed?

Call anyway. The list covers the places we plan around, but it is not a fence. If you are close to a listed city, there is a good chance we can reach you, and if we cannot, we will say so.

Do not see your city?

Call and ask. We will tell you straight whether we can reach you.
