1982 to 1995: Aliso Viejo grew in phases

The Mission Viejo Company bought the last 6,600 acres of Moulton Ranch in 1976 and planned for 20,000 homes. The first were offered in March 1982, the first family moved in that November, and the city incorporated in 2001. Census data puts the median home at 1995, but that average hides a lot of difference between neighboring streets.

Orange County approved the master plan in 1979, and the pace afterward was steep. The population was 7,612 in 1990 and 40,166 by 2000, which means an unusual share of roofs date to one decade. So we ask when your tract was built and whether the roof has been replaced. A 1983 roof and a 1996 roof need different inspections.

East slope of the San Joaquin Hills and canyon runoff

Much of the city rests on the east slope of the San Joaquin Hills, beside Aliso and Wood Canyons Regional Park. Slopes shed water fast, and gutters on hillside lots carry a lot of it. Downspouts that dump against a stucco wall or a slope cause damage that looks like a roof leak.

Pacific Park, Soka University and the Aliso Viejo Community Association

The city's business and civic center is Pacific Park, a 900-acre business park and town center, and Soka University of America opened its 103-acre campus in 2001. Larger buildings there and elsewhere in town tend to have low-slope roofs, which need drains, seams and rooftop equipment checked on a different schedule than the tile on nearby homes.

For residents, the Aliso Viejo Community Association manages local parks and open space and was the first community-wide association of its kind in California. Individual villages have their own boards on top of that, so confirm which body approves a re-roof before ordering. Moulton Niguel Water District supplies the city's water, and Aliso Creek and Wood Canyon Creek form parts of its southern and western boundaries, which is why canyon runoff matters so much for gutters and slopes.

Scheduling around the wet season

Winter rain decides the calendar. We prefer a dry window for tear-off, and with a 115-minute drive we avoid starting something a forecast will interrupt. The wet months are also when old roofs show their leaks, so photos taken during rain help us pinpoint trouble.

Aliso Viejo permits and HOA review

Aliso Viejo is its own city within Orange County. The city incorporated in 2001 as Orange County's 34th, and it issues re-roof permits itself. Name in the contract who files the permit and who submits the HOA paperwork. For what a tear-off involves, see roof replacement.

What customers say

“The crew’s workmanship looked top-notch, and they kept me updated by sending drone photos of the roof work as it happened, which was really helpful since I wasn’t about to climb up there myself!”

“When it came time for installation, Frederick and Jared expertly replaced three skylights for us, even though there were some light showers that morning.”

Roofing questions from Aliso Viejo

Why do Aliso Viejo roofs vary so much in age?

The city was built in phases. Homes were first offered in March 1982, and later villages followed, so a 1980s street and a 1990s street can be one neighborhood apart. Median home age tells you little about your roof. The year your tract was built, and any past re-roofing, tell us far more.

Do I need HOA approval for an Aliso Viejo re-roof?

Usually, yes. Master-planned communities in Aliso Viejo typically have associations that review roofing material, color and profile. Read your governing documents and submit your application in writing before ordering anything. Product details and photos are available from us, and we do not substitute for the association's decision.

Can you get to Aliso Viejo quickly for a leak?

We cannot promise it. Our estimate puts Aliso Viejo about 115 minutes from Van Nuys. With an active leak, gather the water, keep belongings out of harm's way and cover the damaged spot only when that is safe. We will set the earliest visit we can, so call early.
