The Census puts the median home at 1976, so many roofs are on a second covering.

Foothill streets north of the 210

La Verne's streets north of the freeway climb toward dry brush and the edge of the Angeles National Forest. The flatter blocks south of it sit on the valley floor. Up the slope, roof valleys and gutters fill with leaves and grit, and fall Santa Ana gusts go for ridge caps, rakes and loose tile first.

Before picking a material, run your address through CAL FIRE's viewer, as the state redrew its local hazard maps in 2025. Ask about a Class A rated covering on any foothill lot. Read more on roofing materials for how the options compare.

Lordsburg Hotel, Route 66 and the Heart of the Orange Empire

La Verne started as Lordsburg, platted in an 1887 land sale after Isaac Lord persuaded the Santa Fe Railroad to run a line through. His large Lordsburg Hotel sat empty after the land boom ended, and Lordsburg College opened in it in 1891. The town incorporated as La Verne on August 20, 1906. Lordsburg was nicknamed the Heart of the Orange Empire, and two orange groves remain on the grounds of the La Verne Heritage Foundation.

Today Route 210 runs east to west through the city and Historic Route 66 also passes through it. La Verne sits at about 1,060 feet, below foothills that Wikipedia says support black bears, which is a reminder of how close open land is to the upper streets. The 2020 census counted 12,218 housing units, 71.1% of them owner-occupied.

For a roof, the split is practical. Blocks near Old Town are the likeliest to have older framing and extra layers. Streets north of the freeway add slope, debris and fire-map questions. Valley-floor streets are often simpler on access, and an owner who knows which one they live on can ask better questions at the first visit.

La Verne building rules inside Los Angeles County

La Verne lies in Los Angeles County yet keeps a building department of its own, so a quote priced for a Los Angeles address could assume the wrong process. Most jobs also fall under two state rules: the state residential code does not permit a new roof over two existing layers, and a re-roof past the halfway mark often falls under cool-roof requirements.

Planning to replace an older house's roof? Our roof replacement page lays out the steps.

Lordsburg origins and 1970s tract roofs

The town began as Lordsburg in 1887, so the blocks near Old Town are the oldest in La Verne. Older cottages can have spaced boards, which we check before pricing decking.

Most of the housing came later. At a 1976 median, many roofs began as concrete tile or composition shingle and are now past forty years. The surface can look fine while the underlayment, the water-resistant layer beneath it, has dried and cracked. Tile cannot be roofed over, so a change of material means a full tear-off.

Planning a visit from Van Nuys to La Verne

By our estimate La Verne is about 80 minutes and 51 miles away, and traffic on the 210 or the 10 can add more. Plan on a scheduled trip, not a quick stop. We book La Verne visits ahead, and when a roof is actively leaking we will set the earliest visit we can, then check the roof surface, flashing, vents and attic access and write up the estimate. Van Nuys reviewers mention photos and measurements sent before quoting.

Roofing questions from La Verne

Does a La Verne re-roof need a city permit?

Generally yes. La Verne is its own city, so re-roofs are handled by the city's building department, not LADBS or the county. The contract should settle the permit puller and the person booking the city inspection. A Van Nuys customer describes the permit process as taken care of on their job, and we can talk through your lot before work begins.

Can La Verne's older tile roofs be covered with new shingles?

No. California's residential code rules out a new roof over cement or clay tile, and over a roof already carrying two applications. The tile and old underlayment come off, the boards are checked, and then the new covering goes on. Soft spots are pointed out to you ahead of any replacement, with decking priced in the written estimate.

What should La Verne foothill owners check after a Santa Ana wind?

Walk the yard and look up. Shingles out of line, tiles shifted at the ridge or rake, and debris packed in valleys are the usual signs. Photograph what you see and call us. Send photos along, and we will set the earliest visit we can, putting a tarp up first if rain is coming.
