  10. Common questions

Most roofs fail at the edges of the system, not the middle. Roof maintenance in Los Angeles targets those edges: the sealant, the rubber boots, the metal flashing and the places where leaves and dust collect. As a roofing contractor in Los Angeles, upkeep is the cheapest repair there is.

What does a roof maintenance visit include?

A visit follows a fixed checklist, so nothing depends on memory:

  • Debris clearing: valleys, gutters, skylight curbs and the base of chimneys
  • Seal and boot check: cracked sealant, split pipe boots and dry caulk
  • Flashing check: wall, chimney and vent flashing for lifted or rusted metal
  • Surface check: curled, cracked or missing shingles; slipped or broken tile
  • Edges: fascia, soffit and drip edge for rot, gaps and loose metal
  • Attic: stains on the decking, damp insulation and daylight, if we can reach it

Small fixes, such as resealing a boot, can be done during the visit. Anything bigger gets a written estimate first. See our roof repair work for what comes after.

Signs your roof needs maintenance before the next storm

Roofs here give a few early warnings, and they are easy to spot once you know them.

  • Granules collecting in gutters or on the ground by a downspout
  • Shingles with lifted tabs after a Santa Ana wind event
  • Dry, cracked rubber around plumbing vents; Van Nuys averages about 77 days a year at 90°F or hotter by NOAA's normals, and sun bakes these parts
  • Gutters holding water or sprouting plants
  • A ceiling stain that appeared after the last rain

If a stain is already there, book roof leak repair first and maintenance second.

Annual visit or pre-rainy season check?

Both are useful, and they are not the same service.

Option When Best for
Full annual visit Early fall Most houses, and anyone who wants a record each year
Pre-rainy season check only September or October Newer roofs with few penetrations
After-storm check After wind or a tree strike Any roof, any age
Spring follow-up March or April Roofs under trees, tile roofs, flat sections

Our fall roof checklist covers what to look at yourself, and the annual roof maintenance checklist gives a year-round version.

A pre-rainy season roof check, step by step

  1. Book early. Most winter rain falls December through March, so a September or October visit leaves time to fix findings.
  2. Clear first. We remove debris from valleys, gutters and flashings so we can see the roof.
  3. Inspect. We check seals, boots, flashing and the covering, with photos.
  4. Fix the small things. Resealing and replacing a boot or a few fasteners are done on site.
  5. Explain the rest. Larger repairs get a written estimate, ranked by urgency.
  6. Re-check. After the first heavy rain, look at the attic ceiling and call if anything shows.

What can you do between roof maintenance visits?

You can look, but you should not climb. From the ground, with binoculars if you have them, check for shingles out of line, tiles that have slid and gutters holding standing water. Keep branches trimmed back from the roof so they cannot rub the surface or drop debris into valleys. Rain can start as early as October in Southern California, so do this before the forecast turns.

After the first real rain, look at the attic ceiling and the boards near vents. White or dark stains mean water got in. In hillside areas, dry leaves and needles in a valley or gutter also add fire-season risk, so check your address on CAL FIRE's zone viewer and keep those spots clear.

What roof maintenance does not cover

Maintenance is not repair, and it does not make an old roof new. It will not fix soft decking, a roof at the end of its life or damage from a storm. It also does not replace a permit or an insurance review. If the visit finds that kind of problem, we say so and explain the options.

Roof cleaning and gutter work are separate jobs. A cleaning visit removes algae, moss and buildup from the surface, covered under roof cleaning. Gutter work has its own page under gutter cleaning.

What does roof maintenance cost in Los Angeles?

Price depends on roof size, pitch, height, material and how much debris has built up. A single-story shingle roof with open access is quicker than a two-story tile roof under mature trees. Extras such as resealing several penetrations or a drone survey change the scope. We quote a visit in writing, and any repair found is priced separately before work begins.

Roof upkeep records, permits and insurance

Keep each report and photo set. When you sell, a dated record of annual visits shows buyers a roof that was cared for. Insurers consider roof age and condition, so ask yours what it wants to see.

Routine upkeep such as clearing debris or resealing a boot generally does not call for a permit, but larger repairs and replacements can, and the rules differ by city. Our roof permits page explains who to ask.

Roof Maintenance: common questions

How often should a Los Angeles roof be maintained?

Once a year is a sound default, ideally in early fall before the rains. Add a look after a major wind event or a tree dropping limbs on the roof. Roofs under tall trees or with many penetrations may need a second check in spring. Tile and flat roofs tend to need closer attention than newer shingle roofs.

What is included in a roof maintenance visit?

We clear debris from valleys and gutters, check sealant, pipe boots and flashing, look for lifted, cracked or missing roofing and check the attic if we can reach it. You get photos and a list of what we found. Minor resealing can be done on the spot, while repairs beyond that are quoted in writing first.

When is the best month to schedule roof maintenance before the rains?

September or October is usually right. Most Los Angeles rain falls between December and March, and the summer heat has already dried out seals and rubber parts by then. Scheduling early leaves time to fix what we find before the first storm. After the first real rain, check the attic once.

Can roof maintenance in Los Angeles be done on a tile roof without breaking tile?

Mostly, yes, if the person walking it knows where to step. Tile breaks when stepped on the wrong spot, so foot placement matters. Where the roof is fragile, a drone survey cuts down the walking. Cracked tile found during upkeep is flagged and priced separately.

Is annual roof maintenance worth it on a roof under ten years old?

Often it is, because younger roofs still fail at flashing, boots and sealant long before the covering wears out. Debris also collects on any roof. Upkeep on a young roof is usually quick, and the records help if you sell or file a claim. Ask your insurer what documentation it likes to see.

  • San Marino, CAEstate-scale Period Revival homes under city design review, so a dated yearly record of tile, valleys and flashing helps when the city reviews exterior work.
