Large flat roof of a tilt-up concrete warehouse with skylight curbs in the Los Angeles area

Industrial Roofing in Los Angeles, CA

Industrial roofing in Los Angeles covers large low-slope roofs on tilt-up concrete buildings and sloped or low-slope metal buildings. We would start with a roof survey, measurements and photos, then recommend repair, coating or replacement and price it in writing after we see the building.

Industrial buildings have large roofs, and large roofs hide small problems for a long time. A single bad curb or a run of loose fasteners can wet a whole bay of stock. Here is how we would approach an industrial or warehouse roof, alongside the other building types under commercial roofing in Los Angeles.

What counts as industrial roofing?

Two building types make up most of this work. Each fails differently and needs different checks.

  • Tilt-up concrete buildings: precast wall panels with a low-slope roof, a parapet around the edge and many curbs for skylights and vents
  • Metal buildings: steel frames with corrugated or standing seam panels, sloped or nearly flat
  • Large low-slope roofs on mixed-use sites: a business park with several flat roofs on one parcel

We are a Van Nuys contractor whose reviews are mostly about homes. The record does include one owner who had a commercial building and a home worked on. For industrial work we state the scope openly and show you how we reached it, since a large roof is not the place for assumptions.

Tilt-up warehouse roofs: where leaks start

Leaks on a tilt-up roof rarely come from the middle of the field. They start where the roof meets something else.

Location What goes wrong
Wall-to-roof junction Parapet cap and sealant open up as the concrete moves
Skylight and smoke vent curbs Flashing dries out, curb corners split
Drains and scuppers Debris dams; water ponds against the membrane
Rooftop HVAC and conduit Penetrations cut by other trades and sealed poorly
Large roof seams Splits where the membrane moves with heat

Our post on keeping a warehouse running during a reroof walks through phasing for tilt-up buildings in more depth. If the roof has wet insulation, a patch will not hold, and that is the time to look at commercial roof replacement.

Metal building roofing: coat, retrofit or replace?

Metal roofs expand and contract all day in the Valley's summer heat, and that movement works on fasteners and seams. Screws back out, washers crack and laps open. The cheapest fix is tightening and resealing, which often belongs in every metal roof plan.

Past that, there are three routes.

  1. Repair and reseal. Fits panels that are sound with isolated leaks.
  2. Coat the roof. Fits sound panels after fasteners and seams are dealt with. A coating cannot stop leaks from failing panels or wet insulation.
  3. Retrofit or replace. Fits heavy rust, damaged panels or leaks across the roof.

Our metal roof repair page covers repairs on smaller buildings, and our roof coating page explains how coatings work on low-slope roofs.

Which membrane and metal systems suit a large industrial roof?

On large low-slope roofs, single-ply membranes such as TPO and PVC are widely used, alongside built-up and modified bitumen systems. Heat-welded seams, reinforced flashing at curbs and a reflective surface are what owners usually compare. Metal buildings take coatings, retrofit panels or full replacement, as above.

On a site with several buildings, ask for a separate scope and price for each roof. The tilt-up warehouse and the metal shop next door fail in different ways, and one lump sum hides which roof is driving the cost.

Signs an industrial roof is past patching

A roof is usually past patching once several of these appear at the same time:

  • Leaks in more than one bay, or the same bay again after a fix
  • Stained or sagging insulation visible from inside
  • Rust spreading across panels or around fasteners
  • Ponding that no longer drains after cleaning
  • Daylight where panels or flashings meet

Take photos from inside the building, with dates, and send them with the location of each stain. Photos help us plan the survey before we climb.

Staging work around loading docks and operations

An industrial roof job lives or dies on logistics. Trucks, forklifts and shift changes decide where the crew can work. This is the sequence we would propose.

  1. Walk the yard. We map dock traffic, fire lanes and where materials can sit.
  2. Pick work zones. The roof is divided so one bay is open at a time.
  3. Protect the interior. Racking, stock and equipment under the work zone are covered or moved by the occupant.
  4. Set access. Ladders, hoists and cones go where they do not block doors.
  5. Dry in each zone. No section is left open when the crew leaves.
  6. Clean the site. We sweep the yard and roof for fasteners and debris, and review the work with you.

What does large roof replacement cost?

The size of the roof matters most, then the amount of tear-off and the deck and insulation. Curb and skylight count add labor, and getting materials to the roof sometimes calls for a crane. The system you choose, and how it is rated for cool roof rules, adds more.

We do not post a price per square foot. We price after the survey and show each factor in the quote. Compare proposals line by line, including the allowance for deck repair, since that line moves the most.

Fire code, cool roof rules and asbestos on industrial roofs

Rules depend on the building and the city. In Los Angeles, LADBS handles permits, while Commerce, Vernon and neighboring cities have building departments of their own. For cool roof rules, the California Energy Commission's nonresidential trigger is a re-roof over 50 percent of the roof area or over 2,000 sq ft, whichever figure is lower. Exceptions apply, so check your address.

If a torch is part of the plan, the California Fire Code's hot-work provisions apply, with permit and fire-watch requirements that vary by place. Lab testing for asbestos before removal is wise on older roofs that show signs. Name the permit applicant and the inspection scheduler in the contract.

Why Clear Shield for industrial roofing in Los Angeles

We keep the claim narrow. Google lists Clear Shield Roofers at 4.9 across 69 reviews as of November 2026, and the work described is mostly residential, in Van Nuys. They mention pictures and measurements before quoting, drone photos sent during the work and hidden problems found and explained.

Those are the habits we would use on a large roof: survey, photograph, explain, then price.

Industrial districts sit in cities such as Commerce and Vernon, and rural metal buildings turn up in places like Acton, where wind and sun are tough on panels. Coastal sites in Santa Monica deal with marine air. For apartment buildings, see multi-family roofing, and for associations, see HOA roofing.

Industrial Roofing: common questions

Do you work on tilt-up warehouses?

We would assess one case by case. Our public reviews are residential and from Van Nuys, so we do not claim a record on large warehouses, and any contractor should show you what they have done on similar roofs. For a tilt-up roof we look at parapets, drains, curbs and the deck, then put the scope and price in writing.

Can a metal building roof be coated instead of replaced?

Sometimes. Coating can work when panels are sound, fasteners are tightened or replaced, seams are sealed and the insulation below is dry. If panels are heavily rusted or leaks come from structure and insulation, coating hides the problem. We would check adhesion and moisture first and tell you which route the roof supports.

How do you stage work around loading operations?

We would walk the yard with your operations lead and agree on work zones, crane or hoist locations, truck routes and times when roof noise is acceptable. Dumpsters and materials go where they do not block docks or fire lanes. Cones, spotters and daily end-of-shift cleanup are written into the scope before the roof is touched.

What affects the cost of an industrial roof replacement in Los Angeles?

Roof area, tear-off, the condition of deck and insulation, the number of curbs and skylights, material lifts and the system chosen. Large roofs also bring their own permit and inspection requirements. We price after seeing the building and list each factor, so you can see what is driving the number.

Do industrial roofs need asbestos testing before removal?

Asbestos can turn up in older roofing, and SCAQMD Rule 1403 governs surveys and notices before renovation. Where an older roof shows signs, we recommend lab testing before removal and a plan for the results. A lab or consultant does the testing and issues the report.
